The question of whether you’re going to add value to your home by extending is a good one. Of course it all comes down to how much it’s going to cost. So once you’ve got your quote and plan of works then you can start to work out whether it’s going to net you some extra value on your property.

First thing to do is talk to a local estate agent. Get them round to look at your property and explain what you’ve got planned. They’ll be able to tell you how much similarly extended properties in the area have sold for recently so you’ll get a good idea of the additional value you’re looking at.

Nationwide Building Society reckons that on average if you add 10% to your floor space then you’ll get another 5% on top of the current value of your home. If another bedroom and bathroom are part of the extension then you could net yourself anything up to 23% on top of its current value.

Bear in mind though that added value isn’t guaranteed. The thing is for many people, the additional space and the fact they don’t have to move away from a place where they feel at home are more important than upping the price.
